Dear Harborside Owners and Residents
The Board of Trustees has received and reviewed the feedback on the Temporary Parking Guidelines in place. The Board is encouraged to see that these guidelines are working.
Accordingly, the temporary parking rules for the construction period remain in effect. However, to incorporate what we have experienced over the past few weeks and to improve the Guidelines, the following will apply:
- Only the Unit owner, tenant and/or their guests are allowed to park in the assigned parking space for that unit
- An owner may informally agree that another person may park in the owner’s assigned space, providing that the owner visibly place a note in the vehicle giving permission to use the space.
- Guests may park overnight in an unassigned space providing that their vehicle is removed by 7:30 am. Unassigned spaces will be available from 8:00 am for guests, visitors, and contractors.
Please use the attached Parking Passes as necessary. The Blue should be used when allowing another owner, guest, or resident to use your assigned parking spaces. The Orange is to be used when someone inadvertently is parking in your assigned parking space.
Again, we ask that you please check the Harborside Condominium website to ensure the correct vehicle information is available. The HCT Board of Trustees will continue to monitor the parking over the next few weeks and adjust as needed. Thank you to all for your continued cooperation.
Sincerely,
Lesley Management, Inc.

Temporary Parking Rules – During D & C Building Project
The re-siding of Buildings D and C and the work on the egress of Building D is expected to extend through the summer and into the fall. Harborside driveways and parking lots will be stressed by construction vehicles, scaffolding, and stored materials.
General:
1) The following parking rules will go into effect as of May 1, 2022 and remain in effect until Management notification that construction has reached a point where these rules are no longer required.
2) All vehicles shall be parked in a manner so as to not impede access to or from the driveways, garages, carports, the designated parking areas of Harborside residents, and construction access points. Additionally, all vehicles must be parked within the designated parking place lines and comply with the “compacts only” signs.
Residents:
3) All residents (owners & residents) have been assigned one designated parking space, regardless of the authorized number of parking spaces per the Master Deed. Please see the attached map designating parking space locations.
4) Residents with a garage or carport will not be assigned an additional outdoor parking space.
5) Residents may swap assigned spaces with other residents without approval of the Trust as long as it does not interfere or impede with the common use of the parking lot.
6) Residents may park a second vehicle or have their guests park in an unassigned space, or an unoccupied space, provided that they adhere to the Temporary Parking Rules herein.
7) If a resident’s assigned space is unoccupied during the working day, another resident, contractor or visitor may park in the assigned space on a temporary basis providing that space is cleared for the resident when requested and by no later than 5 PM. The resident has priority for their assigned parking space.
8) Five Unassigned parking spaces (please refer to the attached map) are available on a first come, first served basis. No overnight parking will be allowed in Unassigned spaces.
9) Additional vehicle(s) must be parked elsewhere off the property. It is the responsibility of the resident to find and secure offsite parking for vehicles without an assigned space.
10) Only vehicles registered and listed on the Harborside Website will be allowed to park on the property overnight. No overnight guest parking will be permitted.
- 11) A resident may park a substitute vehicle as long as they: a) Are present at the property,
- b) Have notified Lesley Management,
- c) Display a Harborside “Guest” pass, and
- d) Verify that this is the sole vehicle parked in the lot.
Service personnel, contractors and deliveries
12) Service personnel are encouraged to use the assigned parking space of the unit being serviced, an unassigned or open space, provided that they adhere to the Temporary Parking Rules herein.
13) If repairs other than the Building D & C need to be carried out, access to the parking lot will be coordinated by Lesley Management. Normally, the unit resident will be expected to give up their assigned space to the contractor in such instances.
Violations and non-compliance
14) The Trust may levy fines of $50.00 for each violation of parking rules, and may, if necessary, resort to having violators’ vehicles towed at the owner’s expense.
All other parking rules in the Harborside Rules & Regulations will remain in effect.
Thank you for your patience, understanding, and cooperation!
