Dear Harborside Owners,
Please allow this email to clarify some language that is commonly used in Condominium Associations which you may have heard from time to time but may not fully understand the difference.
Common Area: By definition, is an area which is available for use by more than one unit. Examples of common area at Harborside are lobbies, hallways, parking lot, laundry room, trash room, storage rooms, mechanical rooms.
Exclusive Common Area: By definition, is an area which may be outside of the unit, but clearly are designed for the use and enjoyment of only one unit. These parts are called “exclusive use common area.” Examples of Exclusive use common areas at Harborside are decks patios, and lawn areas.
The Harborside Condominium Trust Board of Trustees is reminding everyone to be please be mindful of Exclusive Use Common areas. Residents should not be crossing or using Exclusive Use Common Areas without the Approval of that Unit Owner.
We hope this clarifies the terminology and distinction between the two.

To all Harborside Owners:
Regarding parking
Please be reminded that there is, with the exception of the two carports and the two garages, no assigned parking on the Harborside property.
Please also note that there are areas that need to be kept clear such as the entry to the docks and entries to buildings.
If you have the need for a temporary clearance of parking areas for reasons such as construction (unloading of tools, equipment or materials as well as removal of debris); deliveries or moving, please address your request directly to Lesley Management who, in turn, will take the necessary measures such as notifying all residents of the area that needs to be kept clear and the duration.

The deadline for submitting Nominations for the Board position has closed and the Trust is pleased to have two nominated owners for the for the open Board position.
In compliance with the governing documents of the Harborside Condominium Trust, the nominees must be elected by a majority of Harborside Condominium homeowners representing 67% of the beneficial interest of the Condominium. Therefore, kindly return the attached ballot to Lesley Management, Inc. by Friday, July 31, 2020 with One (1) vote marked.

Dear Harborside Owners and Residents,
The summer season is upon us and with that comes more cars in our parking lot. The Board would like to remind everyone of the parking regulations which can be found in Section E of the Rules and Regulations which is posted on the website. In particular, sections E2 & E3.
E2. Residents are authorized one or two parking spaces as specified in the Unit Owner’s deed.
E3. Visitors should plan to park elsewhere unless they shall be here for only a short period of time (less than three hours, except for one hour in the summer season). If a visitor will be here longer, their vehicle must have a “visitor sign” with the Resident’s Unit Number printed on it displayed on the front dash, and the Resident must park his or her vehicle elsewhere (i.e., the combination of the Resident’s and the visitor’s parking cannot exceed the authorized parking spaces for that Unit). It is permissible to ask another Unit Owner or Resident who is not using their parking space if that space may be used for a guest. If that request is approved, the “visitor sign” must reflect the requesting Owner/Resident’s Unit Number as above and the granting Owner/Resident Unit Number in parenthesis, e.g., D-4 / (D-6).
In addition, if you are having work done in your unit, please have your contractor use your deeded parking space (see E2 above) or park up on the street.

Hello Harborside Owners
Please allow this email to be a reminder – as noted in the Board of Trustees Meeting, May 4th all owners are required to update the HCT via Management any information as it pertains to leasing the unit. The leasing policies is under Section I of the Attached Rules and Regulations. The Board of Trustees also reminds that the Pet Policies apply to all renters which includes request for approval for any pet residing on the property (See section G1).
